    The goal of the Building Committee is to maintain the visual and
    structural integrity of Ke Nani Kai.  All owner-requested changes to the
    exterior  of the buildings which must be made to and reviewed by the
    Building Committee, which makes recommendations to the Board on
    whether to approve or  disapprove the request.  These recommendations
    must conform to KNK’s governing documents which include the
    Declarations, By Laws and House Rules.  The Building Committee has no
    authority to approve or disapprove building changes; that authority rests
    with the Board.

    If changes are recommended to the Board, the Building Committee
    researches and proposes specifications to ensure that all changes are
    consistent throughout the property.  For example:  The request to replace
    sliding glass doors on the second bedrooms was reviewed by the Building
    Committee.  The Committee researched the type of windows available and
    recommended a product that maintained the same “look” as other existing
    windows throughout the complex.  The product specifications were
    recommended to, and ultimately approved by the Board.  A similar situation
    occurred following a request to change kitchen windows from full jealousies
    to a more modern, half-window.

    The Building Committee can recommend against a requested change.  That
    recommendation can be based on impact to the overall design of the
    buildings, Patios and Covers, Front Porches,  and  the potential to diminish
    the buildings’ structural integrity, or other issues. An owner can appeal that
    disapproval to the Board for final resolution.

Construction Debris is not permitted in the KNK dumpsters.

What is Construction Debris?  
Construction debris is material resulting from construction, remodeling, repair, or
demolition of structures and utilities. These materials include the following:

·      Tile, concrete, and other masonry materials
·      Soil & rock
·      Wood, including painted, treated, coated wood & wood products
·      Wall coverings
·      Plaster
·      Drywall
·      Plumbing fixtures & plumbing materials
·      Non-asbestos insulation
·      Glass, i.e. windows, sliding doors & shower doors
·      Electrical wiring & components
·      Piping
·      Metal materials incidental to any of the materials above

The Board of Directors accepted a recommendation by the Building Committee to
authorize owners to install mounted ceiling fans over the lanai, provided certain
conditions are met.  Installation is limited to two fans per unit.  A licensed
electrical contractor must install the fans and a permit must be pulled.  The
electrical source for lanai fans must be on the unit owner’s electric meter.  The
unit owner must provide proof of liability insurance to cover fans installed on
lanai.  

The type of fan is limited to models approved by the Building Committee, in a
bronze color with chocolate brown blades.  Fans must be an outdoor ceiling fan
model, 52” or less in diameter.  Fan blades may not be installed lower than 12”
below the support beams or lower than 7’ off the lanai floor.  No light attachments
to the fan are allowed.  Fans can be operated by pull chains or remote controls
